Find Spaces is an online platform listing serviced / co-working offices, residential and other traditional spaces to find the one suitable for you and your business. By using this website, you acknowledge that you have understood its terms and agree to be bound by them.

Definition of Terms

Provider is a landlord or owner of the space being offered to Occupiers.

Occupier is either a tenant or buyer who is looking for a space to lease or to purchase

Fees mean the professional fee or service fee payment to Find Spaces.

Site is www.find-spaces.com and all its contents.

Use of this Site

Find Spaces provides consultancy service in connecting the Occupiers to the Providers that can fulfill their space requirements. We do not function as a landlord nor provide any physical accommodation.

Our services are available only to those 18 years old and above. By accessing this site, you confirm that you are at least 18 years of age.

Also if you are using our services as a representative of the landlord or service provider, you represent and warrant that you can act on the Provider’s behalf and you are authorized to bind them to these terms and conditions.

Account Management

As an Occupier, you may view the spaces listed on our site as an unregistered user. However, if you wish to request a proposal or receive more detailed information, you must register and create an account.

When you submit an inquiry with your name and contact details, Find Spaces will send your login information through email. You must then immediately change your password to access your account. Please see our Privacy Policy for more information on how we handle your data.

As a Provider, you must also register and create an account if you wish to list your spaces on the site. Find Spaces will send your login information through email and you must also immediately change your password to access your account.

As an Occupier or Provider, you are responsible to protect your password and never disclose it to any third party. Moreover, you agree to provide accurate information on the site and keep it updated as necessary.

Fees and Payment

As a standard market practice, Find Spaces shall collect its fees from the owner/landlord/developer of the property. In special cases where the Occupier would settle the fees of Find Spaces, there should be a signed Agreement on such arrangement.

Upon the Provider’s receipt of a signed contract and initial payment, Find Spaces shall issue an invoice in accordance (but not limited) to the following:

Occupiers should send monthly rent or amortization payments directly to their chosen Provider. However, there may be instances where Find Spaces may assist in the collection of the initial payment to facilitate the move-in process.

It is important to note that the lease or sale contract is between the Occupier and Provider only. Find Spaces is not a party to this since we only provide advisory and consultancy services.

Limited Liability and Indemnification

The Find Spaces website is intended as a guide only. No liability for negligence or otherwise is assumed for the information contained herein. No material contained herein shall form the basis of or be part of any contract and no warranty is given or implied as to the accuracy of the whole or any part of the website. Prospective tenants should not rely on this website only but should make their inquiries and satisfy themselves on all aspects of the property.

All providers are independent of each other and are not agents or employees of Find Spaces. In no event shall Find Spaces be held liable for any damages including but not limited to lost profits, lost data or goodwill, system failure, computer damage or any personal or bodily injury, and emotional distress arising from or in connection with the use or inability to use the site, application, or any services that Find Spaces offers.

You agree to indemnify, release, and hold the affiliates, subsidiaries, officers, agents, partners, and employees of Find Spaces harmless from any loss, liability, demand, or claim which includes attorney’s fees made by any third party due to any user’s failure to comply with these terms. However, should there be gross negligence, misconduct, or willful neglect of duties from Find Spaces, its liability shall not exceed its fees.

Resolution of Dispute

Find Spaces is under no obligation to be involved in disputes between Providers and Occupiers. These parties should settle their disputes directly with one another.

On the other hand, any claim or dispute on the use of services, application, or website of Find Spaces will be settled by a single arbitrator. This is governed by and subject to the Philippine Law and shall be settled under the current rules of Philippine Dispute Resolution Center, Inc. (PDRCI). A sole arbitrator shall be appointed following PDRCI rules.

Feedback and User Conduct

Find Spaces encourages Occupiers to provide comments or feedback to Providers. Such feedback will be the exclusive property of Find Spaces and you agree to assign your intellectual or proprietary rights therein.

In connection with the use of our website, you should not:

• Violate any law
• Use automated software to access or crawl any web pages
• Copy, store, distribute, or post any information contained herein that is not in accordance with these terms
• Infringe on any privacy or intellectual property rights of any person or entity
• Establish a link to the website to suggest any form of endorsement, approval, or association where none exists
• Publish any false or misleading information
• Post spam, profanity, or racism in the feedback or review section of the site

Find Spaces reserves the right to remove occupier’s feedback or unwarranted content without notice. Also, legal action may be pursued against these perpetrators for damages caused by such actions.

Proprietary Rights

This website, application, service, and all intellectual property rights are owned by Find Spaces and you must not modify, reproduce, and distribute any material herein.

Also, the term Find Spaces, its logo, slogan, and design are all trademarks of Recursive Loop Inc. All other logos, slogans, and designs are trademarks of the Providers who published content into the site. You must not use these without prior written permission from their respective owners.

As a Provider submitting content on our website, you will grant us a perpetual, irrevocable, royalty-free, and non-exclusive right to use, display, reproduce, distribute, edit, and remove these materials in connection with our services. You also warrant that you have the right to provide us these materials and grant us these rights. Such information posted on our site should not be defamatory, threatening, abusive, or illegal.
